⛰️ Terrain: For the first approximately 1–1.5 km, the slope is about 12°. The rest, from 1.5 km to 2.7 km, has a slope of about 35–40°.
🪨 Geological composition: The surface contains red soil and small stones, while in depth there is conglomerate rock, a type of sedimentary rock, mixed with soil and small stones.
💨 Winds: The area is protected from strong cold winds coming from the north and northeast. The strongest winds come from the southwest and, in extreme cases, can reach speeds of 50–60 m/s.
🌊 Distance from the sea: About 2.4 km from the Adriatic Sea.
💧 Additional information: There are streams at the property borders. A water spring is located about 2 km away. At the lower part of the land, a new road axis has been built, known as the Bypass.
